There are a myriad things to consider, when buying or selling a property.  Here are a few tips and tools that you might find useful.

Finance
Financing options and rates can vary radically, so it is important to do your research and shop around to ensure you get the mortgage that best meets your needs at the best price. When investing in property there are a number of factors to take into consideration, including additional facilities and features of the loan; rate volatility; break costs and many other factors that may impinge upon your decision.  These people will offer you a wide range of options:

Insurance
Did you know that  as soon as a purchase contract goes unconditional you are strongly advised to have insurance in place, to cover the property against loss or damage.  Other insurance products such as landlord's insurance may be advisable, especially if you are renting the property to tenants.

Investment Advice & Tax Planning
A real estate agent in the state of Queensland is prohibited from offering financial or investment advice.  Consequently, we have included the contact details of financial advisors and quantity surveyors, from whom you might seek advice and assistance.  For investors, a depreciation schedule prepared by an appropriately licensed quantity surveyor is required for the purposes of tax deductability of construction costs.

Legals
In respect of all property contracts in Queensland, there are a few important things to remember, in relation to the conveyancing (the legal paperwork processes of buying and selling).   Be aware that "time is of the essence" in property transactions in Queensland, meaning that settlements run to a deadline, with very specific guidelines regarding delay or cancellation of contracts.
